BLMA UPDATES

Hi Everyone,

As we approach the end of the season, I wanted to share several important updates with the community.

High Fiber Cable
Since the single-family homes in BLMA do not have a separate HOA and cannot enter into bulk agreements with a cable provider, we’ve had to wait for a company to independently bring fiber service into our area.

I’ve been in contact with Tillman Fiber for over a year. While the initial timeline was last November, delays have pushed things back (as is often the case with construction projects).

The latest update is that activation on Devonshire Blvd is scheduled for April 1, 2026, with expansion expected through Berkshire Lakes by the summer. Once Devonshire is live, installation will continue toward Appleby Drive.

I understand many of you are eager for alternatives to Comcast/Xfinity, and I will continue to keep you updated.

E-Bikes, Motorcycles, Electric Scooters, etc.
We continue to receive frequent complaints about unsafe use of electric and gas-powered vehicles in the community.

To be clear:

  • No electric or gas-powered vehicles are permitted on the walking path
  • Only pedal-powered bicycles are allowed

Attempts to address this directly have not been successful. As usage increases, so does the safety risk.

We are looking for volunteers to form a committee to help address this issue. Please contact me if you’re interested.

Parents—if your child is riding an e-bike or similar vehicle in restricted areas, please ensure they understand the rules. You are responsible for their behavior.

Community Documents & E-Voting
We will soon be updating:

  • ARB Guidelines (Board approval only)
  • Governing Documents (community vote required)

Many updates are needed to align with Florida statutes. Notices will be sent soon.

This brings me to an important point: E-Voting registration.

Currently, 338 homeowners require paper mailings, but only 19 actually voted in the last cycle. This results in significant and unnecessary costs.

Registering for E-Vote:

  • Reduces mailing expenses
  • Allows more frequent surveys and votes
  • Helps streamline communication

Even if you choose not to vote, simply registering helps the community save money.

Perimeter Tree Project
We are currently waiting for final approval from the County.

Holiday Lighting
We’ve received three bids ranging from $18,000–$20,000 to wrap entrance palm trees with white lights (rental and installation included).

A community survey will be sent to determine interest in moving forward.

If the community does not support the expense but residents would like to organize and fund this independently, we are open to working with you—just let us know your plan.

HOA 2026 Fees
Approximately 35 homeowners still have outstanding balances.

If payment is not received, accounts will be sent to collections, which will result in additional legal fees. Please take care of this promptly to avoid those costs.

Transparency & Communication
Over the past four years, I’ve sent hundreds of newsletters and hosted multiple Town Hall meetings. All required documents are also available on our website.

If you are not receiving emails:

  • Confirm your email with the office
  • Ensure you’ve opted into e-communications
  • Check your spam folder

Please don’t assume a lack of communication if you are not reading or receiving updates.

If you have concerns about transparency, I encourage you to contact me or the office directly. We are always open to constructive conversations.

Board Meetings
Board meetings are scheduled based on availability, as most members work full-time. While attendance is always welcome, we ask that participants remain respectful and constructive.

Out of 1,639 homeowners, only about 20 typically attend meetings—and many come with concerns. We would truly appreciate broader participation, especially from those who are supportive of the work being done.

Final Thoughts
We encourage anyone with concerns to bring them forward—we are here to help. At the same time, we welcome volunteers who want to contribute positively to the community.

We have been asking for committee members for years, and your involvement would make a meaningful difference.
