Buy the Purchase Application Fee “Sales Packet”

1. Complete all the forms that are contained within it
2. Provide a copy of the executed sales contract (first, second, and signature page with closing/title company information)
3. Pay $125.00 for “Application Fee.” Check or money order is payable to Berkshire Lakes Master Association or BLMA.
4. The application fee is non refundable and non-transferable
5. Who should complete the “SALE PACKET”? Prospective BLMA buyers of Single-Family Homes, Condominium, Coach Homes, or villa.
6. For all Condo, Coach Home and Villa purchases, you are required to be a member of the Berkshire Lakes Master Association in addition to your Sub-Association.

If you’re purchasing and or transferring ownership of a condo, coach home or villa, you must complete two packets: one for the Berkshire Lakes Master Homeowners Association and another for the Sub-Association (contact your condo association for application and requirements).

Certificates Of Approval (COA) that are issued by the Berkshire Lakes Master Association are valid for closing on property.

All SALES transactions are required to submit a signed copy of the documents prior to closing and pay the application fee. This includes all single-family, condos, coach homes, and villas. Berkshire Lakes Master Association (BLMA) will not issue any Certificates Of Approval (COA) if documents have not been submitted and the application fee is paid prior to closing. NO Fees are collected at the time of closing.

As a SELLER/ SELLING AGENT, you or your closing agent must order an ESTOPPEL This applies to all homes at Berkshire Lakes (single family, condo, coach homes, and villas).

NOTE: If you are purchasing a Condo, Coach Home, or Villa, you will need to order two separate estoppels; one for the Master HOA and another for the sub-association.

2025 Berkshire Lakes Master Assocation Homeowners Association (BLM HOA) Annual Fee is $720.00. Fee is paid in advance for the calendar year. Due on January 1st.

A lease application fee is required for all tenant prospects. The application fees are Non-Refundable and Non-Transferable.

Buy Lease Application Fee

1. Complete all the forms that are contained within it.  This includes initials on all pages of rules/regulations
2. Provide a copy of the executed LEASE agreement
3. Provide a completed background check (criminal) for all persons on lease that are 18 years of age or older
4. Pay $125.00 for the “Lease Application.”  Check or money order is payable to Berkshire Lakes Master Association or BLMA
5. The application fee is nonrefundable and nontransferable
