Important Update on ARB Procedures
Hi Folks,
Due to recent comments from a resident regarding ARB procedures, we must now ensure that all ARB requests are submitted by the Friday prior to the meeting.
No last-minute ARB approvals will be possible moving forward.
We were not previously aware of the statutory requirements related to meeting notices, formal minutes, and other procedural obligations. Since these have now been brought to my attention, we must be diligent in complying with the statute. This means all ARB meetings must:
- Be publicly noticed at least 48 hours in advance
- Include a posted agenda
- Have minutes taken
Because the ARB is composed entirely of volunteers, these additional procedural steps make meetings more challenging to coordinate. Our volunteers are generously giving their time to support the community, and the more complex the requirements become, the more difficult it is to maintain volunteer participation.
I would also like to note that, in all the years of BLMA ARB operations, no CAM has previously informed the committee of these state-mandated guidelines, nor have these practices been standard. It is the CAM’s responsibility to be aware of such requirements and to advise the Board and committees accordingly.
A quick reminder:
We cannot accept photocopies of paint colors. Please obtain an actual paint sample from the store where you are purchasing the paint and staple it to your ARB request.
