Members Vote

Hi Folks,
I had a President’s meeting with all the Sub Association’s (Condo’s) Presidents last week. We discussed the past election and came to a unanimous decision to hold a Membership Vote on May 12, 2025 that addresses only one topic and that is to require A Majority of votes in order to pass an amendment to our documents, instead of the 40% of all homeowners currently needed.
This is vitally important to our community. Currently in order to make any changes we must have 656 yes votes.  I am being told that the condo owners do not vote on issues that they feel have nothing to do with condo’s and the majority of the questions dealt with single family homes only. This is a huge problem because the condo units far outnumber the single family homes.
Everyone in our community has access to voting, especially now with the E-Vote going out to the 1400 homeowners that have signed up. Our office staff has diligently gone through all homeowners files to insure we have proper mailing addresses for those that have not signed up for E-Vote so everyone does receive a ballot. The only reason people do not vote is, because they choose not to. If you are someone that chooses not to vote, I ask you to please vote in this one election.
Some people mistakenly think any majority of votes could change things.  This is not true. The current documents state that no fewer than 247 votes are required to have any election be official.  We believe that the members who are actively involved with their community should have the ability to update our documents when needed. If we can’t get this number lowered to a majority vote, our Covenants, Articles of Incorporation and By-laws, all will be out of compliance with the Florida Statute because voting on anything going forward will be a waste of time and money.  This makes selling your property more complicated because we have to explain that our  Documents don’t match the Florida Statute and that just confuses people and then they are hesitant to go through with the purchase.  I have been dealing with this for the past few months since the laws have changed and our Documents have not.
You will all be receiving the packet with the 3 questions on our ballot. There are 3 questions because this issue is in our Covenants, Bylaws and Articles of Incorporation and all of these MUST state the same thing.
